Why do you need a property manager ?
Landlords are very busy people. Most landlords aren’t full time. They have jobs, families, hobbies, and a plethora of other high priorities in their life that all rank above landlord duties. Did you know that 70-80% of all residential rental properties in Southern California are managed by the owner? What this means is that most landlords either don’t trust or see the need for a property manager. They are managing their rental property just fine on their own. Or so they think… Investments?
Property managers do much more than “just collect rent.” A prudent manager does everything to maximize client ROI while maintaining tenant integrity. Property managers serve as liaison between owners, tenants, maintenance personnel and vendors. An experienced property manager accomplishes all this while maintaining their sanity.

What make a good property manager ?
Getting Your Property Ready to Rent
Property Condition
-
Your rental property needs to be in great condition. Period.
-
Regardless of the type of property you own, your most important variable (other than location ) is the condition and quality of your rental.
-
Any real estate investor who understands this, will be willing to allocate funds needed to maximize the potential rent and attract the best possible long term tenant.
Pricing Your Rental
-
This critical step will determine how long your property is on the market and the level of response to your listing. Our property valuation method takes into account market comparisons and overall appeal. We never over promise and under deliver.
-
Once the client’s property is in “rent ready” condition, a mutually agreed upon rate is set.
Screening Tenants
-
P.F.R. takes the screening and qualifying of prospective tenants very seriously. We take great pains to ensure that our clients get the best qualified applicant. Our screening process includes but is not limited to:
-
Credit Worthiness
-
Background and Criminal History
-
Employment Verification
-
Rental History Verification
-
National Eviction Search

Inspections
-
To make sure the tenant is abiding by the terms of the rental agreement and taking care of the property.
-
Agreement violations are addressed with an initial face to face to conversation first. If it is not corrected we follow up with a “Notice to Cure or Quit.” This is a formal document that informs tenants in writing that they are in violation of the lease agreement and must return the property to a compliant state.
-
The periodic inspections will be documented with pictures and notes.
Maintenance refers to the upkeep and repair of property and equipment. It involves different tasks including:
-
Make ready services
-
Daily property, mechanical, and curb appeal inspections
-
Preventive maintenance services and retrofitting, and
-
Timely, quality responsiveness to resident service request
